Oversized garden tubs
Master bathrooms from this era almost universally include a large corner soaking tub that consumes a substantial share of the room and goes unused. It is the most reliably wasted square footage in Chandler housing.
HOA architectural review
Most Chandler subdivisions have an active HOA. Interior work is usually outside their scope, but access, dumpster placement and work hours frequently are not.

Is it worth remodeling a house built in the 1990s?
Frequently it is the best value in the valley. The structure, roof and envelope are sound and the layout is usually reasonable, so essentially the entire budget goes into visible finishes rather than into repairing hidden problems. Compared with an older home where a third of the budget can disappear into plumbing and electrical you will never see, the return per dollar is considerably better.
Will my Chandler HOA restrict an interior remodel?
The work itself, almost never — architectural review committees are concerned with exterior appearance. What they do commonly regulate is logistics: permitted work hours, where a dumpster can sit, and contractor parking. Worth checking the CC&Rs before scheduling, because those rules affect the timeline rather than the design.
Can I keep my existing kitchen layout?
