Surprise grew explosively from the late 1990s onward, and a large share of that growth was active-adult housing. Sun City Grand alone accounts for thousands of homes built between the mid-1990s and mid-2000s, nearly all originally sold to buyers over fifty-five.

Those homes are now twenty to thirty years old and their original owners have aged in them. That produces a very specific and very consistent demand: bathrooms that were fine at sixty and are becoming a hazard at eighty.

The defining accessibility problem in this housing. Original bathrooms overwhelmingly have a tub with a shower over it, requiring a step over a raised wall on a wet surface. It is the most common reason homeowners here call us, and it is entirely solvable.

Standard-height vanities and toilets

Original fixtures were built to standard heights that become difficult with reduced mobility. Comfort-height replacements are a straightforward change with a disproportionate effect on daily use.

The core of our Surprise work. The tub comes out, the floor is prepared for a properly sloped curbless entry, full waterproofing goes in, and the result is a shower with no threshold to step over — usable with a walker or a wheelchair, and visually contemporary rather than clinical.

Blocking for future grab bars

Even when a homeowner does not want grab bars now, we install solid blocking in the walls during the remodel. It costs very little at that stage and means a bar can be mounted anywhere later without opening tile. It is the single most useful thing you can do in a bathroom you intend to age in.

Can you convert a tub to a walk-in shower?

Yes, and it is among the most common projects we do in Surprise. The tub is removed, the drain relocated, the floor prepared for a properly sloped curbless entry, and full waterproofing installed before tile. Done properly the result has no threshold at all — usable with a walker or wheelchair — and looks like a contemporary shower rather than a medical fixture.

Should I add grab bars now or later?

Install the blocking now regardless of whether you want the bars yet. Solid wood blocking behind the tile costs very little while the wall is open, and it means a grab bar can be mounted at any height, anywhere in the wet area, at any point in the future without cutting into finished tile. Homeowners who skip it and need bars five years later end up paying many times more.

Does Sun City Grand have rules about remodeling?

Yes — the community association has its own requirements covering contractor access, permitted work hours and advance notification, and those sit on top of the city's permitting. They are not restrictive about the work itself but they do shape the schedule. We confirm them before demolition rather than finding out on the first morning.
